In an urban location in the 2nd district, between Augarten and downtown Vienna, a residential development featuring 75 high-end condominiums is being built in the historic brick building at Obere Donaustra\u00dfe 19: The standard floors feature apartments ranging from 41 m\u00b2 to 132 m\u00b2, while the top floors will include units ranging from 41 m\u00b2 to 161 m\u00b2, culminating in the four penthouses: two measuring 153 m\u00b2 each (+ 85 m\u00b2 terrace), and two with approximately 288 m\u00b2 of living space each (+ 120 m\u00b2 terrace). Most of the apartments facing the courtyard have private outdoor spaces such as balconies or terraces. The ground floor is designated for office space. <\/p>\n\n

In addition to the well-designed residential units and the building’s own underground car park, future residents can expect additional service amenities such as fitness and wellness areas, guest lounges, office space and a personal concierge service.<\/p>\n\n

“klimaaktiv” Gold Quality Seal<\/strong><\/p>\n\n

The historic building, with its striking brick facade, is celebrating its 158th anniversary this year\u2014but it has also been brought up to the latest standards, particularly in terms of sustainability. This is achieved through a specially developed energy concept, the implementation of which within the old walls requires a great deal of experience and expertise. Heating and cooling are provided by a water-source heat pump that draws on the Danube Canal, which flows practically right outside the door. In addition to geothermal energy, green electricity is generated by the building\u2019s own photovoltaic system, ensuring that the energy supply operates without fossil fuels. This provides residents with ecologically produced energy. These extensive investments in a green energy supply did not go unnoticed by the \u201cklimaaktiv\u201d initiative of the Federal Ministry for Climate Protection, Environment, Energy, Mobility, Innovation, and Technology. On February 1, DAS ARTMANN<\/strong> received the\u201cklimaaktiv\u201d<\/strong> GoldPlanning Certificate<\/strong> for this achievement and is now officially recognized as an innovatively designed building\u2014incidentally , the first historic building in Austria to be awarded the \u201cklimaaktiv\u201d Gold Certificate following a comprehensive renovation. <\/strong> <\/p>\n\n

INTERNATIONAL PROPERTY AWARDS<\/p>\n\n

We are proud to announce that we have been honored with the European Property Awards 2023\u20132024 in <\/strong> the\u201cArchitecture: Multiple Residence for Austria\u201d<\/strong>category for this project. <\/p>\n\n

This international architecture award is presented annually to companies from nine regions around the world for residential and commercial real estate projects. The main categories are Architecture, Development, Interior Design, and Real Estate. <\/p>\n\n

DAS ARTMANN impressed the distinguished jury, and our CEO and CFO accepted our award<\/a> in June at the awards ceremony in London. <\/p>\n\n
